Future-Ready EV Charging Infrastructure for Multi-Tenancy Carpark (11 Units)- Cremorne

Project Overview

Future Charging Solutions was engaged to design and install a future-ready EV charging backbone for a multi-residential carpark (11 Units).
The system enables each resident to connect their own EV charger and be billed directly through their apartment’s electricity meter — eliminating shared billing and supporting long-term scalability.

  • Dynamic Load Management (DLM):
    Open-source (OCPP 1.6) system to balance power demand, prevent overloads, and optimise charging speeds.

    Power supplied directly from each tenant’s meter — ensuring transparent, individual billing.

    Installed in accordance with AS/NZS 3000 and 3017 standards, with full testing, O&M documentation, and a 52-week warranty.

Challenges and Solutions

Challenge 1: Limited electrical capacity
The building’s infrastructure couldn’t support simultaneous vehicle charging without risking overloads.
Solution: Implemented an open-source (OCPP 1.6) Dynamic Load Management (DLM) system to intelligently balance load distribution, allowing safe and efficient charging within existing capacity — without upgrading the main switchboard.

Challenge 2: Integration with individual tenant meters
Each resident needed to be billed directly for their own EV usage.
Solution: Designed and installed 11 dedicated 32A circuits from tenants’ meters to parking spaces, ensuring accurate billing and energy accountability.

Challenge 3: Future flexibility and scalability
The strata required a system that allowed residents to choose their own charger brands.
Solution: Deployed an open-source OCPP 1.6 platform with modular infrastructure, including pre-installed cable trays, network points, and isolators for plug-and-play compatibility.

Challenge 4: Constrained carpark environment
Low ceiling heights and existing services limited containment routes.
Solution: Designed custom cable tray layouts and surface-mounted conduits to optimise space, maintain accessibility, and ensure full compliance with AS/NZS 3000.
