Future-Ready EV Charging Infrastructure for Multi-Tenancy Carpark
Client:
Location:
Scope: Electrical infrastructure to support EV charging
Delivered by: Future Charging Solutions
Project Overview
Future Charging Solutions was engaged to design and install a future-ready EV charging backbone for a multi-residential carpark.
The system allows each resident to connect their own EV charger and be billed directly through their apartment’s electricity meter.
Key Features
Dynamic Load Management (DLM):
Open-source (OCPP 1.6) system to balance power demand, prevent overloads, and optimise charging speeds.Individual Meter Integration:
Power supplied from each tenant’s meter — no shared billing.Compliant & Scalable:
Installed to AS/NZS 3000 & 3017 standards, with full testing, O&M Manual, and 52-week warranty.
Challenges & Solutions
Challenge 1: Limited electrical capacity for EV charging
The building’s existing infrastructure could not support simultaneous charging for multiple vehicles without risking overloads.
Solution: Implemented an Open-Source (OCPP 1.6) Dynamic Load Management (DLM) System to intelligently balance load distribution, allowing chargers to operate safely within available capacity without upgrading the main switchboard.
Challenge 2: Integration with individual tenant meters
Each resident needed to be billed directly for their own EV usage rather than through a shared common meter.
Solution: Designed and installed 11 dedicated 32A circuits from tenants’ meters to their parking spaces, ensuring accurate billing and energy accountability.
Challenge 3: Future flexibility and scalability
The strata required an installation that would allow residents to choose their own charger brands in the future.
Solution: Used an open-source OCPP 1.6 platform and modular infrastructure design with pre-installed cable trays, network points, and isolators, supporting easy plug-and-play charger integration.
Challenge 4: Constrained carpark environment
The carpark’s limited ceiling height and existing services made containment routing difficult.
Solution: Customised cable tray layouts and surface-mounted conduits to maximise space, maintain accessibility, and ensure compliance with AS/NZS 3000.
Project Outcome
Future Charging Solutions successfully delivered a future-ready EV charging backbone supporting 11 parking spaces powered from individual tenant meters.
The system integrates an Open-Source Dynamic Load Management (DLM) System, ensuring safe load distribution, energy efficiency, and scalability without upgrading the main switchboard.
Key results:
Direct billing via tenants’ own electricity meters
Compliance with AS/NZS 3000 & 3017 standards
Fully tested, fire-rated, and documented installation
Future flexibility for residents to connect any OCPP 1.6–compatible charger
Delivered on time with a 52-week warranty and maintenance support
The project provides a cost-effective, scalable, and compliant EV charging foundation that prepares the building for long-term sustainability and growth.
