Future-Ready EV Charging Infrastructure for Multi-Tenancy Carpark (12 Units) - North Sydney

Project Overview

Future Charging Solutions delivered a complete EV Charging Backbone for the ENVI residential complex in North Sydney under the NSW EV Ready Building Grant.
This project future-proofed the building’s electrical infrastructure by providing connection-ready cabling and dynamic load management across all 12 residential parking spaces.

Each parking bay is now EV-ready, allowing residents to easily install their own chargers in the future — powered directly from their apartment electricity meters for transparent, individual billing.

Key Features

  • Dynamic Load Management (DLM):
    Open-source (OCPP 1.6) system to balance power demand, prevent overloads, and optimise charging speeds.

Challenges and Solutions

Challenge 1: Limited electrical capacity
The existing building infrastructure could not support multiple EV chargers operating simultaneously.
Solution: Installed an Ocular Dynamic Load Management (DLM) system to distribute available load intelligently, preventing overloads while maintaining charging efficiency.

Challenge 2: Resident-by-Resident Power Supply:
Each apartment required an independent connection from its own electricity meter.
Solution: Designed and installed 12 dedicated circuits from individual meters to each parking bay, ensuring seamless integration and direct billing to residents.

Challenge 3: Future flexibility and scalability
The strata required a system that allowed residents to choose their own charger brands.
Solution: Deployed an open-source OCPP 1.6 platform with modular infrastructure, including pre-installed cable trays, network points, and isolators for plug-and-play compatibility.

Challenge 4: Complex Retrofitting Environment
Working within a finished residential basement required careful coordination and minimal disruption.
Solution: Implemented surface-mounted conduits, fire-rated penetrations, and cable tray systems to achieve compliance while maintaining a clean, unobtrusive installation.
