Future-Ready EV Charging Infrastructure for One parking space per residential apartment, covering 60 parking bays on a single level.
Project Overview
Future Charging Solutions was engaged to design and deliver an EV charging backbone for an existing residential building, enabling one EV-ready parking space per apartment. The project covers 60 private parking bays across a single parking level and was developed in alignment with the NSW EV Ready Building Grant.
Following a detailed feasibility assessment and site inspection, a scalable backbone solution was implemented to future-proof the building’s electrical infrastructure while avoiding costly network or Ausgrid supply upgrades.

4x EV Distribution Boards (EV-DBs), each serving 15 bays
Multi-level Dynamic / Active Load Management (DLM) system
Open-protocol OCPP 1.6 architecture for charger flexibility
Integrated network and 4G connectivity for billing and charger communication
Centralised supply from common area switchboard with independent user billing
Fully compliant with AS/NZS 3000, AS/NZS 3017, and NCC fire-rating requirements
Challenges and Solutions
Challenge: Limited electrical capacity during peak demand
With multiple future EV chargers operating simultaneously, the building risked electrical overload.
Solution: A multi-level Dynamic Load Management system was implemented to continuously monitor real-time electrical demand and dynamically allocate available capacity to EV chargers, eliminating the need for network or Ausgrid upgrades.
Challenge: Fair and independent resident billing
As power is supplied from the common area switchboard, manual strata billing would be impractical.
Solution: Integrated billing software enables residents to independently pay for their EV charging via a credit card app, removing administrative burden from strata management.

Project Outcome
The building is now fully EV-ready, with a robust and scalable charging backbone in place. Residents can install their own compliant chargers in the future, while the building’s electrical infrastructure remains protected, stable, and compliant.
The open-protocol design ensures long-term flexibility, allowing residents to choose from a wide range of charger brands without being locked into a single vendor.
